The typical fee structure
Most Milwaukee property managers charge a monthly management fee, usually a percentage of collected rent, plus a few common add-on fees:

What should be included, not billed separately
Watch for companies that nickel-and-dime routine work that should already be covered by the management fee: answering tenant calls, basic bookkeeping, standard financial reports, and coordinating (not necessarily performing) maintenance.
Questions worth asking before you sign
- Is the fee based on rent collected or rent due? (Collected protects you if a tenant misses a payment.)
- What's the tenant placement fee, and does it apply to renewals too?
- Is there a minimum contract length or an easy way out if it's not working?
- What's the guarantee if a placed tenant doesn't work out?
